Certificates of Lawfulness

Many extensions to existing buildings, exterior alterations and changes of use do not require planning permission.  If this is the case, a certificate of lawfulness may be needed to provide legal proof that planning permission is not required for a proposed development or use.  

Alternatively, a certificate of lawfulness can be used to prove that an existing development or use is lawful, either because it did not require planning permission in the first instance or because the timeframe for the local planning authority to commence enforcement proceedings has expired.
